Ridge at Lott Creek is a 75-lot spec residential development in Flowery Branch, Georgia. Bianchi Architecture designed two home products and the overall exterior expression for the community.

Production-style neighborhoods tend to read as what they are, which is a small set of plans repeated until the lots run out. The streetscape turns monotonous quickly. The challenge at Ridge at Lott Creek was building variety into the design system from the start. The constraint was real. Adding complexity to a spec product increases cost, so every decision that created visual difference had to work within the same construction system underneath. The design had to carry the perception of variety without carrying the cost of it.
The two plans were organized for flexibility on the lot first. Front-loaded two-car garages work across a range of lot conditions, and kitchen, living, and dining areas are connected for everyday use. The second floor groups bedroom suites around a central playroom with dedicated laundry and storage. Inside, the plans stay simple, and the variety lives entirely on the outside. Each plan carries three distinct exterior schemes, with differences in siding type, brick application, trim, and bracketing that produce clear contrast between adjacent homes while the structure underneath stays the same. Front porches established a consistent residential character, and an extended porch condition in front of the garage pulled the residential face of the home forward, reducing the visual weight of front-loaded parking on the street. Rooflines were kept clean and consistent across all treatments to hold the community together at the block scale. Warm earthy tones anchored the palette, brick was paired with varied siding types for texture, and large windows brought in natural light, reflecting a North Georgia aesthetic without adding structural complexity.
Ridge at Lott Creek is currently in design and entitlements, with the home products and exterior system established for the build-out ahead. Highpoint Development has two efficient, builder-friendly home plans paired with a coordinated set of exterior treatments, giving adjacent homes genuine contrast rather than repeated color swaps. As the 75 lots fill in, that system keeps the neighborhood coherent without requiring a custom design decision for every home.
The exterior treatments do the work. Each plan carries three distinct schemes, with differences in siding type, brick application, trim, and detailing that make homes read as clearly different even when the structure underneath is the same. Bianchi Architecture designed the treatments as a set, so any combination of adjacent homes reads as deliberate variation rather than arbitrary difference.
The answer is palette discipline. All six exterior treatments share a warm, earthy color family and the same material vocabulary of brick, varied siding types, and selective trim details. Homes look different from each other without looking like they belong to separate neighborhoods. The consistent roofline across all plans is what holds the street together at a glance.
Front-loaded garages tend to dominate the facade if the design lets them. At Ridge at Lott Creek, a porch extends in front of the garage, pushing the residential face of the home forward. It's a small shift in the elevation, but it changes what the eye lands on first: the porch, then the garage.
The decisions that add perceived quality are not always the ones that add cost. At Ridge at Lott Creek, selective trim details, bracketing, and material combinations do most of the work. None of those require changes to the structural or framing system. The efficiency comes from concentrating design effort on what the street sees and keeping the construction system underneath as consistent as possible across all treatments.
