When the Design Doesn’t Reflect How You Actually Live

Open-plan living and kitchen interior

When the Process Goes Wrong

  • Designs that look impressive but fail in daily use.
  • Beautiful drawings that arrive over budget with no warning.
  • An architect who pursues their own vision instead of yours.
  • Months of fees paid with nothing buildable to show.
  • Surprises at bid that mean starting over.
  • Unanswered calls and having to chase your own project.

When You Work With Us

  • A home designed around how you live.
  • Budget discipline from the first sketch, not at the bid table.
  • An architect who listens before drawing a single line.
  • Well-coordinated drawings that reflect the home you asked for.
  • One principal, one point of contact, no handoffs.
  • Proactive communication so you are never left guessing.

How We Work with Homeowners

Whether you are building from the ground up or renovating a home you have owned for years, we tend to be a strong fit for homeowners looking for a collaborative design process, not simply drafting services.

We Start by Understanding How You Live

Your home should reflect your life. We spend real time understanding how you entertain, where you need quiet, and how you want to feel in your own space. The design follows your life, not our preferences.

Budget Discipline from the First Sketch

We right-size every decision to your budget and flag cost implications early while there is still time to adjust. The goal is a builder's bid that confirms the budget you approved.

One Architect, From First Sketch to Final Walk-Through

You work directly with the principal who designed your home through every phase of construction. One point of contact, accountable from first call to the day you move in.

This Is Your Home. It Should Feel Like You.

We have helped homeowners avoid the most common disappointments in custom design: the budget surprise at bid, the design that looks right in a rendering but doesn’t work in daily life, and the architect who disappears once the drawings are delivered.

Why Clients Trust Us
Referrals from people who live in homes we designed
Most of our residential clients find us through a builder or homeowner who can say we got it right.
Budget clarity before design goes too far to change
Cost discipline starts at the first sketch, so bids do not surprise you.
The same architect from first sketch to final walkthrough
The principal who designed your home is available when your contractor has questions.

“Besides the design he delivered, Stephen and Julia, who also worked with us on the interior design, have a great work ethic and take accountability for the final delivered product. They were flexible and available when we needed to talk as the home was being built. Stephen worked very well with our builder, and they were a great combination.”

Here Is How We Work Together

A five-step process designed to keep you informed and in control at every phase of your project.

1Let's Talk

Tell us about your home. We listen, ask the right questions, and follow up with a proposal tailored to your scope, schedule, and budget.

2Understand How You Live

Before design begins, we learn how you entertain, where you need quiet, and how your family moves through the home. That shapes everything.

3Shape the Design Together

We guide you through early options, explain the tradeoffs clearly, and course correct as we go.

4Build With Drawings You Can Trust

Coordinated drawings reach your builder, so your contractor has fewer surprises, a cleaner permit process, and everything they need to build.

5Stay Available Through Construction

We stay available to your contractor throughout construction to keep your project on track through the final walk-through.

Frequently Asked Questions

Start the Conversation
What types of residential projects does Bianchi Architecture work on?

We focus on custom new builds and high-end renovations and remodels. Our clients are homeowners who care about design quality and budget discipline in equal measure. We work throughout Georgia and the Southeast.

How do you handle budget during the design process?

Budget discipline starts at the first sketch. We flag cost implications while there is still time to adjust, deliver realistic specifications, and work to close the gap between your approved design and what your builder will bid.

Will I work directly with the principal architect?

Yes. You work with the principal from the first conversation through construction completion. There are no handoffs to junior staff, and the person who designed your home is the same person your contractor reaches when a question comes up in the field.

What is the difference between working with Bianchi Architecture and a design-build firm?

As your architect, we work independently on your behalf. We design to your goals, manage the documentation your builder needs to construct correctly, and stay available through construction to make sure the home you approved is the home you get.

Do you work on both new builds and renovations?

Yes. We work on custom new construction and high-end renovations and remodels. The process is adapted to the scope of your project, but the standard of care is the same for both.
